1.- General<\/strong><\/span><\/p>\n

The present general conditions are intended to regulate the rental contract for a holiday tourist stay provided by Mr. Antonio Galm\u00e9s Bauz\u00e0 (The Lessor<\/em>), and the clients who rent the holiday home (The Lessee<\/em>).<\/p>\n

The contract will be subject to the conditions detailed below, the particular conditions thereof and the legal provisions that apply to it. At the time of signing the contract, the client recognizes these conditions as binding.<\/p>\n

The services provided within the framework of the contract are governed solely, except for typographical errors, by the descriptions, images and prices shown on the website www.sonrabassa.com<\/a>, or those authorized by the Lessor.<\/p>\n

2.-Payment and documents for accommodation<\/strong><\/span><\/p>\n

The contract will be understood to be perfected after confirmation by the Lessor of the accommodation reservation and the payment by the Lessee of a deposit of an amount equivalent to 15% of the price of the stay. This signal must be sent and paid, through the payment platform indicated on the web. The payment of the deposit is an essential requirement for the confirmation of the reservation, without the payment, the reservation will not be confirmed.<\/p>\n

The rest of the price up to the total amount of the holiday accommodation must be paid four weeks before (28 days), from the start date of the stay, in the current account that will be indicated by the owner. If payment is not made on the indicated date, the owner will have the right to cancel the reservation without prior notice.<\/p>\n

In order to comply with the registration obligation, required by the Spanish Authorities, the Landlord will send, to an e-mail address provided by the Tenant, the registration forms that must be completed by each of the guests staying in the house. This form must be sent to the owner one week before the start date of the stay, as well as the arrival flight number to Mallorca.<\/p>\n

The owner will also remit the amount to be paid of the Sustainable Tourism tax (ecotax) of the Balearic Government, applicable according to season, which must be paid by the Renter upon arrival at the holiday accommodation in cash and in euros.<\/p>\n

In the event that the reservation will be made during the four weeks prior to the start of the accommodation, the full amount of the rental of the holiday accommodation will be charged.<\/p>\n

In case of not receiving the payment of the deposit \/ signal requested and \/ or the remaining payment of the price within the indicated deadlines, the Landlord may terminate the vacation accommodation contract.<\/strong><\/p>\n

3.- Additional costs<\/strong><\/span><\/p>\n

Variable costs that can be individualized using metering devices, such as the cost of electric heating, will be paid in cash at the end of the stay, after checking the consumption made. The amount of the Kw consumed for the cost of electric heating is \u20ac 0.25 \/ Kw, with the property having an autonomous meter to compute the consumption. The cost of the Sustainable Tourism Tax (ecotasa) must be paid upon arrival at the establishment in cash, depending on its cost, the number of people over 16 years of age and the season in which the holiday accommodation is made.<\/p>\n

4.- Deposit<\/strong><\/span><\/p>\n

The Renter must pay a Deposit of \u20ac 200 in cash upon arrival prior to handing over the keys. The deposit may be reimbursed at the accommodation after its due delivery and verification that everything is in good condition or by bank transfer after the clients have left the accommodation.<\/p>\n

If the house is very dirty, the garbage has not been removed to the recycling point and \/ or there are damages or breakages, the Landlord will have the right to retain all or part of the amount of the deposit on account of possible damage and \/ or cleaning that he owes. be effected.<\/p>\n

The reimbursement does not affect any rights to compensation for damages made to the accommodation.<\/p>\n

5.- Cleaning<\/strong><\/span><\/p>\n

The basic cleaning<\/strong> must be done by the client. Basic cleaning means cleaning the kitchen or similar, scrubbing and storing the dishes, discarding waste at the local recycling point, removing the sheets from the beds and sweeping all the rooms and rooms of the house to be able to deliver the house clean in the state in which it was at the beginning of the stay.<\/p>\n

6.- Bedding \/ Pool<\/strong><\/span><\/p>\n

Bed linen is included in the accommodation, as well as bath and shower towels.<\/p>\n

Pool towels are NOT<\/strong> included in the accommodation. However, on request, a pool towel rental service is available for \u20ac 7 per person.<\/p>\n

7.- Use of the house and the facilities of the Finca<\/strong><\/span><\/p>\n

The Lessee has the right to use all the rented accommodation, including furniture and everyday objects. Likewise, the lessee undertakes to use and take care of the accommodation and the objects existing inside and outside it, as well as the facilities<\/strong>.<\/p>\n

It is ABSOLUTELY FORBIDDEN to take interior furniture out to the garden and \/ or terraces, as well as to use antiques and exhibits that are inside the holiday home.<\/strong><\/p>\n

The guest is obliged to repair the damages caused during the holiday period due to his negligence or those of his companions or guests, being able to deduct from the deposit.<\/p>\n

The guest must respect the environment and the rest of the neighbors, parties, loud music and any activity that may cause discomfort in the environment is prohibited.<\/strong><\/p>\n

8.- Maximum occupancy<\/strong><\/span><\/p>\n

The accommodation CANNOT<\/strong> be occupied or used by more people than those indicated on the internet website. To this end, it is indicated that, depending on the price, it may be subject to a maximum occupancy of eight people or ten people (not counting babies from 0 to 24 months). The maximum number of babies from 0 to 24 months allowed is two, as there are only two cots and two high chairs.<\/p>\n

Overcrowding detected at the time of delivery of keys or at any other time, may lead to the withdrawal or refusal of delivery of keys by the Landlord, as well as to recalculate the rental price proportionally, including possible additional costs .<\/p>\n

THE SUB-LEASE OF THE PROPERTY OR THE SALE OF PLACES IS FORBIDDEN<\/strong>. In the event that such a situation is detected, the Lessor may refuse to hand over the keys, as well as withdraw them from the Lessee at any time.<\/p>\n

9.- Check-in and Check-Out<\/strong><\/span><\/p>\n

In general, the entry into the Finca will take place between 4:00 p.m. and 7:00 p.m.<\/strong> on the arrival date. If you notice that your arrival could be delayed, you must inform the Landlord by WhatsApp or SMS.<\/p>\n

The meeting point will be indicated to the guest in the reservation confirmation email, from which they will be accompanied to the Finca, given the keys and the operation of the facilities will be explained.<\/p>\n

The departure time on the last day of your stay will be at 10:00 am<\/strong>, and must be delivered clean and in the same condition in which you received it.<\/p>\n

10.- Annulment<\/strong><\/span><\/p>\n

The guest may cancel the rental of the Finca at any time, without prejudice to the cancellation or cancellation costs that may be incurred. Taking effect from the receipt of the cancellation notification by the Lessor, except for the existence of extraordinary circumstances, force majeure or unforeseeable circumstances.<\/p>\n

The Lessor may terminate the contract before the start of the lease if due to extraordinary circumstances, force majeure or fortuitous event, it is not possible to fulfill the contract in accordance with the provisions of article 1105 of the Spanish Civil Code. In this case, the Landlord will lose his right to the price of the stay, and the guest will not have the right to compensation for the aforementioned resolution.<\/p>\n

11.- Cancellation or cancellation expenses that the Lessee must pay to the Lessor<\/strong><\/span><\/p>\n
